Purchasing a home is one of the largest investments people make in their lifetime, and yet the decision is often made on the basis of one or two brief viewings. Unfortunately, even a home that appears to be in good condition may have hidden defects that even the vendor may not know about.
While it might not change your decision to buy, knowing the true condition of a property ahead of purchase puts the buyer in the strongest possible position.

All RICS members are required to follow the RICS Rules of Conduct, ensuring that Chartered Surveyors stick to the same high quality professional standards.
You should choose an RICS Level 2 survey - often called a 'homebuyers report' - if you are thinking of buying a conventional house, flat or bungalow which was built from common building materials and appears to be in reasonable condition, and you would like information and advice on construction, condition and repairs.
Our report will provide detail on the condition of the various elements of the property, which you’ll find invaluable when assessing whether or not it’s right for you:
1. Be an informed buyer with the details of disrepair and other problems that the surveyor considers may affect the value of the property
2. Information on location and the local environment will give you a broader understanding of the area
3. Comment on any discrepancies in the EPC assessment will help you plan any future improvements
A Level 3 survey provides you with greater detail about the property and any repairs needed than the Level 2 options, but as a result is more expensive. RICS Level 3 surveys are often referred to as “full structural surveys” or simply “building surveys”.
