What is included in the RICS Level 2 Building Survey?
You should choose an RICS Level 2 survey - often called a 'homebuyers report' - if you are thinking of buying a conventional house, flat or bungalow which was built from common building materials and appears to be in reasonable condition, and you would like information and advice on construction, condition and repairs.
Our report will provide detail on the condition of the various elements of the property, which you’ll find invaluable when assessing whether or not it’s right for you:
1. Be an informed buyer with the details of disrepair and other problems that the surveyor considers may affect the value of the property
2. Information on location and the local environment will give you a broader understanding of the area
3. Comment on any discrepancies in the EPC assessment will help you plan any future improvements

What is included in the RICS Level 3 Building Survey?
A Level 3 survey provides you with greater detail about the property and any repairs needed than the Level 2 options, but as a result is more expensive. RICS Level 3 surveys are often referred to as “full structural surveys” or simply “building surveys”.
You should choose a Level 3 survey if you want a report that is more detailed than a RICS Level 2 survey, or if you’re interested in a property that is:
- Much larger than average
- Old (e.g. built before 1890)
- In obviously poor condition
- Of complex or unusual design
- Of non-traditional or other unusual form of construction
- Significantly altered or extended since it was built
- Intended to be significantly improved or extended after purchase
